Our goal is to provide you with detailed information as to the current Opinion of Value in today’s market. Having ourselves been through high and low markets when buying and selling our homes, it is never easy to inform Sellers that in today’s market their home is not as valuable as it was when they purchased it.
After learning the Opinion of Value, most Sellers in today’s market confirm that the Opinion of Value is about what they expected. At this point in the meeting, many Sellers state that they would prefer to wait to see if the market improves—something that we all would like to see happen.
For those Sellers who decide to list their home, we work very closely with them in identifying areas either inside the home or outside that could use some special attention before putting the home on the market.
We ask that the Sellers give us a statement as to why they purchased their home in the first place. We do this because what the Sellers liked about their home, may also be just what a future Buyer would like as well.
We also request a list of improvements made to the home with prices and dates to help us better market and negotiate on the Sellers’ behalf.
When showing a home, we both are always present. We don’t put a lock box on occupied homes. Showings are by appointment only. We will provide feedback on showings on a regular basis.
We prefer not to put a real estate sign on homes in gated communities. However, we defer to the Sellers on this.
Once a purchase contract is in hand, we and our Transaction Coordinator work very closely with all parties involved to ensure a successful close of escrow.
We are present at all inspections. We also will meet you at the Title Company when the close of escrow takes place.
